Nature Island Land Developers (NILD) will launch its first land and housing development venture, a 5.396 acre site of fairly flat to gently sloping lands at Upper Fortune.

This venture aims to promote Dominica’s national development by making it easy for nationals at home and abroad to own top quality property at bargain prices.

NILD — a part of the Tonge Group of Companies headed by the Executive Chairman Mr. Curtis Tonge — specializes in the selling, management and development of commercial and residential property.

The housing site comprises 23 lots ranging in size from 5,000 to 12,000 square feet.

The developers have already put in place an extensive network of expertly built concrete roads. Electricity and water are available immediately. Additionally, the site has a specially built 10,000- gallon water tank, which guarantees that water will be available to the community for at least one week in times of emergencies.

Mr. Tonge explained that his intention is to create a well finished, top-class housing project complete with all the necessary infrastructure and utilities in place. He said the successful completion of this mission will show clearly what Dominicans can achieve through innovative planning and hard work. It can also set the pace for projects of a similar nature to make better use of Dominica’s largely untapped real estate potential. Further, it will serve as an example of the high standards of infrastructural development that Tonge Group of Companies has the capacity to achieve.

Mr. Tonge said he has been generally dissatisfied with land development projects which do not have proper roads and lack basic utilities like adequate water and electricity supplies.

The second phase of the project will involve the construction of houses on the plots. Mr. Tonge explained that land buyers can build their own homes or put the construction in the capable hands of NILD.  Further, the construction can be done expertly by NILD according to the land buyer’s plans or based on pre-designed sample homes.

NILD will display the project to prospective buyers at a special launching ceremony to be held at the Fortune site on February 24th, 2015.

    Will there rules and guidelines no animals. Only cats and dogs, no pigs , goats, cows, rabbits. You must have bye laws. No throwing of gabbage in the back of your house.

    Folks, this is a good project. Major infrastructures are already in place. There will be bankers at the launching so come prepared to make an offer. You can purchase the land and use this investment to secure an affordable home.

    this development has been ongoing for years now with no apparent movements cause after how many years no one has built there. Tonge gets into government and it’s made front line by him, was he hired to serve the people of Dominica or expand on his personal business?

    There was a reason why the late Pierre Charles said that Dominicans wear their ignorance as a badge of honour because we sometimes surely do make it seem that way. First of all, the article said Curtis Tonge, not Robert Tonge. Secondly, the Minister has been in office for a mere three (3) months which is not enough time to develop such a property. Thirdly, this is not the area of Charlotte Valley where the Government has been promising to develop for ‘gens charlotteville’ – another promise made very early in the Labour Party Regime which the have neglected to follow through.

    This is a good venture on the part of Mr. Curtis Tonge, as many others have done before him (Castle Comfort, Wallhouse). However, the difference is that he has developed the property with necessary amenities which those before him failed to do. Why do we always try to see the bad as opposed to the good in something. SMH…Come on people, be the change you want to see…hmph!!

    In an earlier comment I did say how disappointed I was that government had not moved earlier, a few years ago, to secure the same lands for the people of Newtown who are in dire need of housing lands for expansion of the community. An earlier attempt by a former owner to sell the same lands to ordinary people did not materialize as the lands were priced out of the reach of the residents. This initiative as desirable as it is will not solve the housing needs of the people of Newtown. That is where our government should focus some attention and not allow the rest of Charlotte valley just below this housing scheme to go the way of Upper fortune. There are other lands in close proximity such as at Reigate. Please do not allow another private sector interest to come and price the lands out of the reach of the folks at Kingshill and environs.

      As much as I see the point that you are trying to make, there is no way that the government can simply go around the island purchasing, using powers of compulsory acquisition, or otherwise seizing lands wherever there is a present or potential housing deficiency. When they are finished they won’t have money to build the houses on all the land, and even if they managed to do this it would certainly be at the expense of many other key necessities for the island.

    Is this a private enterprise or government runned? I thought this tounge guy was recently appointed a senator. Why does it sound like he is running some private enterprise? I thought such activities had to be restricted because of the huge potential for conflict if interest and potential ethical issues? I am confused.

      Oh Shaka, don’t play dumb, you know Tonge run many business like insurance, fast cash, Perky pizza and so on. Yes, I guess there could be conflicts of interest so we’ll just have to watch them that’s all.

        Hey I am not questioning the fact that Mr tonge has been running a whole bunch of businesses. Neither am I indicating I am against him doing his private business. In fact I admire people like him for his individual accomplishments. However, if we cannot see something wrong with a public official continuing to manage his personal business, then we have misguided trust. He has to put all operations of his business in the hands of a trust or someone else once he becomes part of parliament. That does not mean he cannot reap profits. you guys just do not get it.

        Shaka, you are a man, respect for that. Private initiative should always be encouraged because it is better that people help themselves than wait for govt. handout. When you give people a house but no job, who is going to pay the bills? Who is taking pride in the place and keep it up? Just giving a house alone is making things worse.

    Sounds rather promising. I’m also wondering whether there are plans afoot to have emergency electricity, taking into considerations the frequency which which DOMLEC “takes light”? Where exactly is Fortune..anyway?

      Fortune is the name of an old estate on the outskirts of Roseau in a southerly direction, almost immediately off the the first road to Eggleston and Giraudel.       PS. I hope all services such as water, electricity, telephone/cable t.v. will be underground and no plaster- or fibre/particle board used in the construction of the swellings (not very suitable for our climate and not particularly healthy).

    It is nice to know that someone is putting some thought into the development of amenities and infrastructure which should come with new housing projects. However based on the artist’s impression of the project provided above, I see that some lots will be subjected to double and triple frontage onto roads. My question is, does the Planning Board allow this in Dominica? I know that it is not considered as best planning practice in other countries because I happen to be a Physical Planner myself. But I am also cognizant of the fact that in the Dominica context with the steep and rugged topography that exist, it may be sometimes difficult to escape this. I am just curious as to how it is looked upon by planners in DA.

      An artist’s impression is not the actual plan for something. It’s just the take of the artist, made of or characteristic of art and arranged decoratively for the average eye to get the beauty or vision for the site.

      This is not meant to be the vision or plan for the area.

      Do you know how stupid you sound. The said lands have been underdevelopment for more than a year now. You will forever remain in your ignorance as long as you allow your thoughts to be led by a dire hatred of good things. Do you really believe that such a project could have developed in a mere two months? Learn to see and appreciate a good thing for Dominica irrespective of the originator. Stop wearing your ignorance as a badge of honor. My only difficulty with that initiative is that government should have moved earlier, a few years ago to secure the same lands for people in the Newtown area who need land to build their homes. This initiative is obviously an upscale one and seemingly out of the reach of the ordinary “Jean Charlotteville”. But the developers have no blame to accept. They are private developers involved a business enterprise. Other land owners across Dominica may wish to borrow a similar business idea to assist in addressing our housing needs.

    Good luck with that In an economy that is not producing nor growing. But maybe the passport sellers ,the under table builders,crooked lawyers,crab dealers etc will buy into it. AS for me under an oppressive regime me cyan afford a cardboard box
